+Do I have to be in Spain to sell my property?

No, you do not. You can grant power of attorney to someone you trust, such as a friend, family member or lawyer, as long as the document is correctly drafted and notarised. They can handle the sale on your behalf. For viewings, we offer a secure key holding service and make sure your property is always locked and left exactly as it was. After every visit, you receive clear feedback so you are always informed. If you would prefer to come to Spain and sign in person, that is absolutely fine too. It is completely up to you.

+Do I need a visa to live in Spain?

If you are from the European Union you do not need a Visa to live and work in Spain. Although, if you spend more than 183 days a year in Spain you would be considered a tax resident. If you are from the UK, America, Australia, South Africa or another country not in the European Union you will need to apply for a visa to live or work in Spain. There are various visas and more information can be found about the type of visa you require on the Spanish government website. And you can also contact the Spanish consulate in your native country to find out more. Visas are applied for in your native country.

+Do photos really matter when selling a home?

Yes, absolutely. Buyers make quick decisions when scrolling through listings, and good quality photos are what make them stop and take notice. Properties with high quality images get more clicks, which usually leads to more viewings. Strong photos help buyers picture themselves living in the home. At Javea Home Finders, we use an in-house professional photographer, so we can schedule shoots when the light is best. Every listing includes a floor plan and video tour to keep buyers engaged and answer many of their initial questions.

+How do I get an NIE number?

It is relatively simple to get an NIE. It requires a visit to the "Foreigners Office" with identification. This can be done in person, or you can grant your representative power of attorney to do this for you. An NIE can also be obtained from a Spanish consulate in your own country.

+How do we work out the value of your property?

At Javea Home Finders, our valuation process is based on local knowledge, recent data and a clear understanding of what makes your property unique. We look at:

  • Recent property sales in your area

  • Current market trends

  • Key features such as renovations, layout and location

We then combine all of this with data from our professional valuation tool to determine a fair and accurate price for your property

+How does the buying process work in Javea?

The buying process in Spain is very straight forward and there are 3 main steps.

1. When an offer on a property accepted a reservation is paid by the buyer. This will depend on the price of the property and can range between 3,000 to 10,000 euros. The property is then removed from market for a period of time between 2 to 4 weeks for the buyers lawyer to check the paperwork is all in order. If there are paperwork issues that cannot be resolved, then the reservation is returned to the buyer.

2. If the paperwork is in order, then a formal binding purchase contract is signed and the buyer pays a deposit of 10% (less the reservation previously paid) and a completion date is agreed.

3. A physical visit to the notary office is required by both parties to sign for completion, a power of attorney can be elected if either party cannot attend. This is when the balance of the purchase is paid.

+How long does the selling process take once an offer is accepted?

Once an offer is accepted, the process usually takes between six and eight weeks to complete. If you need to stay in your property a bit longer or want to enjoy one last holiday before handing over the keys, we can often arrange a later completion date that works for both you and the buyer. So there is no need to delay putting your property on the market.

+Is Javea a good place for children?

Javea is a fabulous place to bring up children, with its fantastic weather, many outdoor activities from simply playing on the beach and swimming in the sea, to organised activities from football, judo, dancing, and tennis. With the Mediterranean Sea on the doorstep the choice of water sports is abundant. There is something for every child in Javea.

There are many different schools in Javea that cater for all age groups, from nursery through to college education. Along with the local state schools there are 2 international schools offering an education in Spanish and English.

+Is Javea a good place to live all year?

Javea has a permanent registered population of 30,000. It is a lively town all year round and bars, restaurants and shops remain open all year. It has all the amenities for health, living and entertainment that are required to live all year round. The climate allows it´s resident to enjoy outside living for the majority of the year.

+What are the costs of buying a property in Javea?

We usually advise to budget around 12% on top of a purchase price for the costs involved to buy a property in Javea. The main part of the costs is the purchase tax charged by the government of 10%. The other 2% is made up of conveyancing fees, notary, and land registry costs.

+What are the running costs of an apartment in Javea?
  • Utilities - incl. electric, gas, water - The cost of these are similar to other European countries. Normally the winter months are more expensive if the weather is a little cooler and heating is required and in the middle of the summer if it is very hot and air-conditioning is used. If the property has a garden with plants and grass that require daily watering, then the water bill will be high.
  • Community Fees - All apartment blocks have a management company who maintain the pool, garden and communal areas. Each apartment owner pays a share of the costs involved in this, calculated on the size of the property.
    • IBI & Basura - IBI is a local government charge similar to local rates and basura is a rubbish collection charge. Although, compared to other European countries they are very reasonable. The costs are calculated on the size of a property and it registered value.
  • WIFI/TV - Javea has fantastic connectivity when it comes to WIFI and high-speed internet is available in the majority of addresses with low costs. There are various TV subscriptions offering TV in multiple languages.
+What documents do I need to sell my property?

Having the right paperwork ready can make all the difference when selling your home. It helps avoid delays and keeps the process running smoothly.
Here are the key documents you will usually need:

  • Title deed (Escritura)

  • Proof of identity (passport or NIE)

  • Nota Simple (land registry extract)

  • Latest IBI (council tax) receipt

  • Energy Performance Certificate (EPC)

  • Latest utility bills (electricity, water, gas if applicable)

  • First Occupation Licence or Habitation Certificate

  • Community fee certificate (if part of an urbanisation)

  • Details of any mortgage or loans on the property

+What is one of the biggest mistakes sellers make when pricing their property?

One of the most common mistakes is overpricing. It’s tempting to aim high, but starting too high can end up costing more in the long run. Properties that sit on the market for too long can go stale and raise doubts in buyers’ minds. You may eventually have to reduce the price, sometimes to less than it could have sold for if priced correctly from the start. A realistic and well researched price usually attracts more viewings and leads to better offers.

+Where are the closest international airports to Javea?

Javea is a fantastic location for international flights with the busy airports of Alicante and Valencia around one hour drive. Alicante to the south and Valencia to north with direct flights to most European destinations. For longer haul flights a connection to the main hubs of Barcelona and Madrid may be necessary, but multiply daily flights run between these airports.

+Why are apartments sometimes worth as much as villas?

It comes down to demand and lifestyle. Apartments in prime locations, especially those close to beaches, restaurants and shops, are extremely popular. They offer convenience, security as many are in gated complexes, and low maintenance. Features like sea views, modern facilities, swimming pools and gyms can push apartment prices to match or even exceed those of some villas.
